prominent design feature: Concrete pre-cast panel facades with feature panel vitrapanel claddings
and perforated metal horizontal sunshades. This building sits beautifully on
this very tight site and is an eye catching structure among the new commercial
developments of Newcastle Street, Northbridge. Built ‘boundary to boundary’ it has
been designed to maximise floor space, due to small size of block.
construction features: Extensive use of large windows, to allow light and give a bright and airy
feeling. Glazed entry canopy over Newcastle Street entrance. Coloured glass
walls to the ground floor entry lobby. Externally, use of vitrapanel cladding,
texture coating and stone cladding. The
project was challenging during the construction phase due to the extremely
difficult access. Our project team worked closely with local authorities (City
of Perth and the East Perth Redevelopment Authority) to ensure the project
proceeded as programmed within the very strict guidelines provided by the local
authorities. Of the several developments of this nature in the area this
project was completed in the most timely manner. The client announced at the
opening “…that Gavin Construction had turned a lemon into lemonade”.
internal features: The ground floor level has a street front tenancy for a retail tenant and
a fully enclosed secure carpark with an entry of the rear of the site. There
are two full floors of office space with amenities on each level. The finish is
‘high spec’ with coloured glass walls, marble tiles and a passenger lift with
stainless steel surrounds. The client
