guidelines, the building incorporates
vibrant colours and simple forms to be a focal point for the developing area.
The building has been designed to achieve a 4.5star NABERS design rating.

prominent
design feature: The building is located along the busy
Wittenoom Street with the south west and north west facades. The building is a
modern building with vibrant colours being incorporated into feature window
surrounds and main entrances. Floor to ceiling height energy efficient glazing
has been incorporated along the more public south west street and south east
and north east facades providing a feeling of openness and also provides visual
connectivity between the internal and external and also provides passive
surveillance. The northern façade is punctuated with smaller and fewer windows
to provide privacy and security as it overlooks the adjacent public car park.
construction
features: The building is predominantly concrete
precast panel to the northern west and façade and in-situ concrete columns and
beams with full height glazing to the north east, south east and south west
facades to ground floor. All floors comprise fabricated steel columns clad with
CFC and full height glazing infill. The façade is clad in painted CFC fixed to
prefabricated timber trusses with colorbond steel roof sheeting. The first
floor slab is delta core.
internal
features: The internals have been designed as open plan
areas for final fit-out by tenant. A common colour pallet, floor finish, tiles
and fixtures and fittings has been used throughout. The spaces are flexible and
can incorporate a number of various layouts to suit individual fit-out
requirements.
